How much are your fees to find a tenant for me?

Included in the flat rate fee is marketing via the best property portals, professional photographs and a great write up on your property.  Within this fee we do accompanied viewings, reference your tenants for you, draw up the first Assured Tenancy Agreement and check them in. NB  If you’d like a professional inventory done, we have an independent company who can do that for you at a cost of between £70 and £200, depending on the size of your property.

If your property attains a rental of  
£   500 to £    999, you pay us 75% of one month's rental 
£1,000 to £1,499, you pay us 70% of one month's rental
£1,500 to £1,999, you pay us 65% of one month's rental
£2,000 to £2,499, you pay us 60% of one month's rental
£2,500 and over, you pay 55% of one month’s rental

How do you value my property? 
The valuation of your property takes, on average, around half an hour.  During this time we give you advice on the type of tenant we expect for your property, what your obligations are as a landlord, any property management needs, and the length of the tenancy. 

How much rent can I get? 
We will provide a no-obligation property valuation, and discuss the amount of rent you may expect based on our knowledge of other properties similar to yours that have been let recently. We are realistic and give you the right expert advice, letting you know current market trends so that you are kept fully up to date no matter when you are thinking of renting your place out.

How quickly will you find me the right tenant?
We get to know you and your property so that we can make sure we find the right tenant as efficiently as possible. On average we do this with between just three and four viewings (vs average viewing to rental ratio of 12:1, Property Industry Eye, 1 September 2014).

What about managing my property?

If you decide to manage the property yourself, we will provide you with our Landlord's Information Pack outlining your obligations at the beginning of the tenancy.  All the legal points need to be understood so please ensure that you read this document first and have all the supplementary certificates and documentation required.  

If we are entrusted with your property, we promise you that we will take exceptional care of your investment, as if it were our own.   We have a great team of trusted suppliers to manage all aspects of your property with care and honesty.  We always keep on top of rent payments and pride ourselves on our record of 0% rent arrears; property checks; contractors; insurances and ensure regular communication with you.
